“Severance of 3 Lots
We have recently been notified by the municipality that the 3 Lots are severed, are now entirely separate properties and are available for immediate sale. The Estate has reached a Development Agreement with the Municipality, which will now maintain the road, keeping it open for the entire year.
Sale of ‘Tom’s Point’ property will complete very shortly. Hydro installation will begin shortly. The installation of broadband in Fall 2008-9 is also underway.
There is continued interest in the 2 remaining properties, with viewers worldwide.”

“As usual we are receiving visits from many parts of the world, friends, and relatives enjoying the long afternoons the tranquility and the afternoon sun. The usual residents, eagles, loons, woodpeckers, and merganzers continue on their business, each working to their own rhythms.
The deer and eagles seem to be taking the changes in their strides. The fledglings are flying and the deer are as plentiful as ever. The road has been completed to the main highway, the new signs are in place, and each Lot is well set out, yet agreeably hidden from view from the road. Traffic can come in for about 3 miles from the main Highway 71 yet it remains agreeably light.
We are pleased that the white pine, spruce and major trees are prospering, while oaks, ash, birch, and poplar appear as verdant as ever and the views from the road remain as spectacular as ever, especially where it skirts the hill and overlooks the Bay.
We welcome the two new residents to the Estate, and trust that they will grow to enjoy its many qualities in comfort, sharing our tranquility. We look forward to welcoming a final two - to occupy Lobstick Bay View and Overlooking the Past.”

This most southerly lot enjoys picturesque views into Lobstick and Regina Bays. It also lies just north of the part of the Estate containing the archaeological site of one of the five known Hudson Bay Posts established after 1776 in the Lake of the Woods. It is the only remaining fur trade post in the region that has not been destroyed. The site is a unique spot in the region where, for over a millennia, travellers stopped for a few minutes, days or months, along their journeys. The area is unique for its plant species and consequently attracts a wide variety of wildlife. The lot is south of Tom’s Point Lot and Lobstick Bay View Lot and is otherwise surrounded by the Estate. Specifications: Access to the Overlooking the Past lot is from a municipal road, the MacKenzie Ward Way. This lot is slightly less than two acres in size with 200 feet of lake frontage. The property is fully treed with a mix of medium growth deciduous and coniferous trees. The land is medium profile with primarily rocky shoreline and good water depths. Exposure and wonderful views are present to the south and east. This property has a mix of sandy and rocky frontage with good water depths. Site development plans and work including building site preparation, septic fields, hydro and road access to each of these lots will be done by the Estate’s professional team acting under architect David Nelson’s overall supervision. All development must respect the environmental and wildlife protection needs of the area. Price: CAD$259,000

This lot not only has impressive views, but overlooks the remains of a sunken, early 20th century steam boat called The Pastime. The wreck cannot be removed. The boat belonged to Tom Harrison, an old timer, who lived on board while it was moored at Tom’s Point in the 1930s. An on board fire sunk the vessel in 1937, though, fortunately, no life was lost. The ship exemplifies how transport in the region changed after the introduction of motorized boats in 1872. In that year, the first boat left from Hungry Hall, the Hudson’s Bay Company post on the mouth of Rainy River, and traversed to Northwest Angle Inlet in the southwest of the Lake of the Woods. From that time onwards steamboats carried freight and passengers, towed log booms, and were used in the commercial fishing industry. Suddenly, travel and exploration of the region’s thousands of islands was possible without total reliance on brute force and unpredictable weather conditions. Mackenzie Ward Estate lots are located in an idyllic private enclave only seven kilometres of easy driving or a ten minute boat trip from the busy resort village of Sioux Narrows. Sioux Narrows itself is only 145 kilometres north of the Canada/US border at International Falls. Finally, the town, where all the usual amenities are available, is 80 kilometres south of Kenora, where a local airport is serviced via large international airports in Winnipeg, Minneapolis, and Chicago. Residents travelling from North America or Europe should be able to reach their property, in any season, with under twenty-four hours of travel time.
The Lake of the Woods region is famous for more than its breathtaking views. Its stark and sheer beauty should also strike a chord with anyone familiar with the paintings of the celebrated Group of Seven. The Lake is believed by many to be one of the most majestic lakes in North America, containing over 14,850 islands and 65,000 miles of shoreline. Throughout history, it played an important role as a primary transportation corridor prior, during and after the fur trade. Indeed, this region has a rich archaeological and historical record. The MacKenzie Ward Estate itself contains several archaeological sites with evidence of over 6,000 years of human activity, including one of the five Hudson Bay Posts established in the Lake of the Woods after 1776.
The Estate enjoys remarkably varied vegetation reflecting the co-existence of the Boreal and the Great Lakes-St. Lawrence ecosystems. Consequently, a wide variety of wildlife lives in this area including moose, deer, bears, beavers, otters, bald eagles, loons, herons, kingfishers, and hummingbirds. Outstanding fishing opportunities have existed in this region since the 1870s and it is possible to catch Walleye, Muskie (Muskellunge), Small and Large Mouth Bass, as well as Lake Trout. Other outdoor activities include relaxing by the lake, marveling at the views, swimming, sailing, kayaking, walking, and cross-country skiing in the winter.

This lot enjoys spectacular views down Lobstick Bay and the eastern end of Regina Bay. This lot is north of Tom’s Point Lot and separated from Bald Eagle Lot by a considerable area of shoreline owned by the MacKenzie Ward Estate. Whilst looking down Lobstick Bay one should remember that this is the place where, legend has it, in the early 1900s, someone caught the Lake of the Woods’ largest ever sturgeon. The fish weighed approximately 370 pounds and measured some eight feet in length. Specifications: The Lobstick Bay View Lot is accessible from a municipal road, the MacKenzie Ward Way. This lot is just under two acres in size with 200 feet of lake frontage. The property is treed with a mix of medium growth deciduous and coniferous trees. The land is medium profile with primarily rocky shoreline and good water depths. Exposure and wonderful views across Lobstick Bay are present to the south and east. This most northerly lot is a unique and ample private parcel surrounded by an active bald eagle habitat and conservation zone. While a protected species, bald eagles have thrived in this area for millennia. They can frequently be seen on their soaring hunt above the bay in front of this property or perched atop the craggy pines closer to shore. Their spectacular nests have borne year after year of healthy fledglings and it is a wonderfully common sight to watch the parents train their speckled young to hunt the bounty found in the nearby waters. Of course, the nature and timing of development on this (and all of our lots) must insist that respect be paid to the special needs of these precious, magnificent neighbours. Specifications: Access to Bald Eagle Lot is from a municipal road, the MacKenzie Ward Way. The lot is over two acres in size and has approximately 800 feet of lake frontage. It is a stand-alone parcel, similar in nature to Tom’s Point, Lobstick Bay View, and Overlooking the Past Lots, but with a greater acreage and frontage. It is located about two hundred meters to the north of the three other lots. Site development plans and work including building site preparation, septic fields, hydro and road access to each of these lots will be done by the Estate’s professional team acting under architect David Nelson’s overall supervision. All development must respect the environmental and wildlife protection needs of the area. Price: CAD$295,000
